A roof measurement report is a diagram plus a data table that lists every roof facet, its pitch, and the length of each edge type (ridge, hip, valley, rake, and eave), along with total roof area. These are the exact numbers an estimator needs to calculate materials, waste, and labor without climbing the roof.
The core measurements
Facet area
A facet is a single flat plane of the roof. The report gives the square footage of each facet and the total, which drives how many squares of material the job needs (1 square = 100 sq ft).
Pitch (slope)
Pitch is the steepness of a facet, written as rise-over-run (for example 6/12). Pitch affects material waste, safety/labor factors, and the true surface area, so accurate pitch is essential for a defensible estimate.
Ridge
The horizontal line at the top where two roof planes meet. Ridge length determines ridge cap material.
Hip
The sloped external edge where two planes meet going down a corner. Hips also require cap material and add cut waste.
Valley
The internal angle where two planes meet and channel water. Valleys need flashing or valley material and careful waste allowance.
Rake and eave
The rake is the sloped edge at a gable end. The eave is the lower horizontal edge where gutters attach. Both drive drip edge and starter course quantities.
Why per-facet detail matters
A single total area number is not enough for an accurate estimate. Per-facet areas plus edge lengths let you calculate ridge cap, starter, drip edge, valley, and waste precisely, which is the difference between an estimate that gets approved and one that gets kicked back.
Report formats
- ESX: imports into Xactimate.
- XML: imports into Symbility.
- PDF: a human-readable diagram for the file, the crew, or the homeowner.
- Wall report: adds wall areas and openings when the claim goes past the roof.
